Decluttering is at the top of our list for a reason. It is extremely important that potential buyers see the space and not the stuff. Drapes are my probably my favorite application.  It’s hard to beat good, well-made panel drapes.  They are classic and dramatic, while framing the view and warming the space.  For a more subtle use (and definitely more cost effective) you can make a pillow.  Using one fabric to tie in all the colors of a space is great way to create a cohesive look.

2018 Fall Parade of Homes

[vc_row][vc_column][vc_column_text]The 2018 Fall Parade of Homes is right around the corner!  The start of school means the advent of all things fall– pumpkin patches, fall home tours and pumpkin spice lattes aren’t far behind! The Fall Parade is presented by The Home Builders Association of Greater Kansas City (HBA) and is sponsored by Stewart Title.  Every year, thousands of area homeowners tour the Fall (and Spring) Parades for the latest in home design and construction.  Therefore, the annual event has become highly anticipated and kicks the already hot back-to-school buying season into full-on overdrive!  Homeowners looking to upgrade to a larger home, downsize to a smaller one or just browsing for design ideas will be sure to find lots of inspiration.This year’s Fall Parade of Homes features 330 homes!

Fall parades and home shows often spur people to tackle small (or major) home improvement projects or even look for a new home to purchase.  And new construction continues to be as big as ever.  We’ve blogged about the hot market and how it’s led to low inventory.  Listings are moving quickly and properties are hot, both new construction and resale.

The Fall Parade of Homes hours

The event runs September 22 through October 7, 2018. Homes will be open from 11 a.m to 6 p.m with free admission.  You can pick up a guide outside the HBA at I-435 and Holmes one week prior to the Parade.  Guides are also available in each of the Parade homes during the Parade.

  • Quick access to the most important features to help you find homes fast with the most up-to-date information available.
  • Advanced Search: Search for homes by location, subdivision, price range, style, amenities and much more.
  • Use the interactive map to see the entire parade at a glance. View and navigate to homes directly from the map.
  • Quickly find homes that are closest to you. Sort the homes by distance from where you are currently to save time.
  • Save your favorite homes and the app will create an optimized GPS route to get you from house to house the most efficient way.
  • View the award winning homes after they are announced. Search to quickly find the the winners.

8 Essential Gadgets for Your Smart Home Part 2

Smart homes and the gadgets within them are all the rage. What are the “must have” smart home gadgets? If you’re building a home or upgrading your current setup, you might be interested in our list, curated from the editors of PC Mag and CNET.  You’ll want to read Part 1 of this post to see the first four essential gadgets on our list!

How Gadgets Make a Home “Smart”

A smart home, at its basic level, is a home equipped with electronic devices, lighting and even temperature regulation.  These gadgets can be controlled remotely, by phone and/or computer. Smart Home USA gives us an even more specific definition:  “A Smart Home is one that provides its home owners comfort, security, energy efficiency (low operating costs) and convenience at all times, regardless of whether anyone is home.‘Smart Home’ is the term commonly used to define a residence that has appliances, lighting, heating, air conditioning, TVs, computers, entertainment audio and video systems, security, and camera systems that are capable of communicating with one another and can be controlled remotely by a time schedule, from any room in the home, as well as remotely from any location in the world by phone or internet.Installation of smart products give the home and its occupants various benefits — the same benefits that technology and personal computing have brought to us over the past 30 years — convenience and savings of time, money and energy.Most homes do not have these appliances and systems built into them. Therefore the most common and affordable approach is for the home owner to retrofit smart products into their own finished home.”

Smart Doorbells

A good video doorbell might set you back anywhere from $100 – $250. They are well worth it, and Ring seems to have the lion’s share of the market. Video doorbells are an easy way to provide peace of mind against home invasions, package thieves and even unwanted solicitors.  These devices typically rely on Wi-Fi to stream live video to your phone. They use cloud storage to house the archived video clips.  Another popular, mid-range priced doorbell is SkyBell.

Smart outlet plugs- a great gadget

The editors from PC Mag have their clear pick, and their words sum it up best.  “…the $29.99 iHome iSP6X SmartPlug comes pretty close. It lets you easily control gadgets and appliances from your smartphone while delivering an unparalleled level of third-party smart home integration. Not only does it support Amazon Alexa and Google Assistant voice control, but it also works with Apple HomeKit, Nest, Samsung SmartThings, and Wink. It lacks energy monitoring, but makes up for it with robust scheduling options, an intuitive app, and painless installation.”Another great contender is the Belkin WeMo Mini Wi-Fi Smart Plug.  It also boasts Alexa and Google Home compatibility, which are two gold standards you want to look for with almost any smart device.

Flood Sensor

If your basement is prone to getting water, or you just want to be “in the know” in the case the unthinkable happens, a flood sensor might be for you.  The way leak and flood sensors work is pretty straightforward.  Most have 2 or 3 metal probes.  When they come in contact with water, increased conductivity is detected, setting off an alarm.  Many detect temperature, humidity levels and more.  D-Link Wi-Fi Water Sensor is one that consistently rises to the top.

Smart Vacuums

Get past the sticker shock of a $300-$500 vacuum, and a smart vacuum might be your favorite gadget yet.  Things you might want to look for in any smart vacuum:  long battery life, manual steering, app control, and Amazon Alexa compatibility. Smart home gadgets are everywhere.  If you’ve ventured into the electronics department of any big box retailer, you’ve likely noticed an endless array of items for home security, efficiency, and automation.  They can even be found at department stores and cell phone storefronts!  What are the “must have” smart home gadgets?  If you’re building a home or upgrading your current setup, you might be interested in our list, curated from the editors of PC Mag and CNET.

A Smart Voice Assistant

It might seem silly (or overly obvious) but a good place to start is with a voice assistant to help you manage your new devices- all with your voice.  There are three major “families” when it comes to voice assistants. Amazon’s Alexa (and Echo family), Google Assistant and Apple HomeKit gadgets.  Alexa is the market leader and works with many of the gadgets you have (or will have).

Indoor Security Camera

An indoor security camera is a must-have for many.  There are many uses:  keeping a watchful eye on elderly or young children at the home, even keeping an eye on caregivers in your absence.  Some popular ones include the Amazon Cloud Cam and the iCamera Keep Pro from iSmartAlarmWyze Labs and Nest also makes terrific contenders.  You should investigate in which features you are most interested.  Then look at integration with your other gadgets and assistants, which only makes them “smarter.”

Smart Bulbs

Smart bulbs can be color-changing or white LED.  You may have already made the leap to energy-efficient light bulbs in your home.  Installing smart bulbs is the next logical step to take. They give you the ability to customize the way your home looks.  You can even turn lights on and off from around the world.  They also save you money in the long run!Philips Hue bulbs are very popular and respond to voice commands via Alexa.  They work with the Apple Watch, too.  Lifx is another manufacturer that makes wi-fi smart bulbs.  If lighting and setting the exact mood is important to you, you might want to check out the Eufy Lumos Smart Bulb White and Color. It’s not cheap–but you can “create” over 16 million colors!

Smart Thermostats

A smart thermostat gives you the freedom to control your home’s temperature from wherever you may be.  If you’ve left town and set your A/C to 78, you can remotely turn it back down to 71. CNET’s pick for the best small thermostat is the Ecobee. CNET says that, “The Ecobee4 has a responsive display, a remote sensor and tons of smart integrations, including a built-in Amazon Alexa speaker. It is unmatched on the market.”Whatever you choose, it’s a good idea to stick to established brands with solid track records. When it comes to trends, we’ve had our eyes on everything from wallpaper to lighting.  Now tile!  Throw away any thoughts of pale blue or green 4×4″ squares in the vanity.  Tile has gone absolutely glam and we absolutely love it.  It has become so decorative and detailed it almost mimics high-end wallpaper when you first look at it!In case you missed it, we have partnered with Sara Noble and the Noble Designs team!  Sara will be guest blogging for us each month on things like up-to-date design trends, decor and more.  We’re excited to pair up with one of the best designers in town!  Sara has been designing for lucky Kansas Citians for over 16 years and has grown her company to include a team of five designers plus additional staff.

Tile Bar in NYC

Sara writes, “Hi from sunny New York City! I had the opportunity to come to the city for two weeks.  While I’m still doing my normal work, I’ll get the chance to see showrooms for design product in NYC. After a design studio at Lori Weitzner, I found myself on the street and in tile heaven. My first stop was Tile Bar where their brand new showroom highlighted the interesting tiles they had for sale. I would not say that I found a new trend that is not in Kansas City, but I was able to see more of the product live and in person which is dreamy.

Next up was Artistic Tile which had a high-end showroom to kill for. The displays were simply creative masterpieces. The front windows were adorned with a bride and groom made out of tile and a little kid, his dog and an umbrella also made out of tile. Then you go in to find beautiful vignettes that showcase their tiles. So many fun things to pick from.

Porcelaus

Finally, I wrapped up my day with Porcelaus that had a spacious showroom. Their tile was fun and with an emphasis on large scale format. The vanities are really what caught at my eye at this showroom. So whether you are building new or thinking of buying with the intent to remodel, tile is where it’s at.There are so many options  that can give your space a rich, unique feel. Think about doing it an unexpected areas like up the entire vanity wall or on the front of island. Giving Back to KC: Supporting Community Causes

One of the pillars of Cami Jones Collaborative is giving back and supporting local causes that we care about.  We know we are blessed beyond measure with family, friend and a successful real estate business.  What better way to celebrate our successes than by giving back?  We thought we’d profile a few areas and organizations where we have chosen to spend our time.We have supported the Shadow Buddies Foundation, participated in Red Nose Day and fed the homeless at Micah Ministry.  Most recently, we are looking forward to sponsoring the Callyn’s Course for Hope.

Supporting a Cure for Childhood Cancer:  Callyn’s Course for Hope

Callyn’s Course for Hope is special evening all about wine and raising money for childhood cancer.  On August 25th, attendees will receive the Riedel VERITAS tasting set which features four grape varietal specific wine glasses.  Bar service and light hors d’oeuvres to follow.All proceeds to to Braden’s Hope for Childhood Cancer, a nonprofit 501(c)(3) organization.  The event takes place on Saturday, August 25, 2018, from 7 until 10pm at Ironhorse Golf Club in Leawood, KS. Cami Jones Collaborative is honored to be a presenting sponsor of this important event.

Supporting KC’s hungry:  Micah Ministry

Micah Ministry provides dinner and essential personal articles to more than 700 people on an average Monday evening. This urban ecumenical feeding program relies on volunteers to serve the poor and needy in the historic Northeast area of Kansas City, Missouri.There are no lines to stand in here — guests are invited to sit at a table and be served their meal similar to a sit down restaurant. In addition to waiting on tables volunteers also shop for guests from the clothing pantry. For examples if they need toiletries or footwear you’ll go to the pantry and bring the items back to the guest.It was our team’s pleasure to spend a Monday evening at Micah Ministry.  There were many different job assignments for the volunteers to choose from!  It’s so rewarding, we will be going back.

Supporting Childhood Illness:  Shadow Buddies

Since 1995, The Shadow Buddies Foundation has been bringing smiles, hope and companionship to medically challenged children across the country and around the world in the form of cuddly, plush Buddies.Shadow Buddies are a representation that your child, regardless of any illness they may have, is never alone, that they can proudly proclaim they have a friend “just like me.”  We were able to provide 200 children at Children’s Mercy with a personal “Buddy.” Each Buddy mimics the child’s illness, i.e.) a Buddy with an insulin pump will go to a diabetic child or a Day Surgery Buddy will go to a child having outpatient surgery. They are valuable when used as teaching tools as well useful for friends and family.Hope, compassion and friendship is what this is all about!  We had the pleasure of working to create these one-of-a-kind buddies which would find their way into the arms and hearts of sick kiddos. We will continue supporting our local neighborhoods and schools and look forward to being visible community partners.  With Cami Jones Collaborative our commitment to community doesn’t stop when the sale closes!
